Refurbishment & Extension Project
M&M Moran was entrusted with the extension and refurbishment of 46 Balham Park Road in 2008, a project that spanned 8 months and achieved outstanding results. The client was so impressed with the outcome that they named the house “Moran House” in honour of the late Martin Moran, co-founder of M&M Moran. This magnificent family home, boasting 4187 square feet/389 square meters, features a substantial 92′ garden and was a finalist in the Grand Designs Awards 2010, having undergone an extensive rebuild as part of a meticulous project.
During the rebuild, the entire rear extension of Moran House was demolished and rebuilt to accommodate the excavation of the basement. The design of Moran House prioritizes contemporary elements of light and space, complemented by high-value insulation throughout the building to accommodate the German Schuco glazing while meeting demanding SAP ratings. Today, this imposing semi-detached Victorian building seamlessly blends Victorian architectural integrity with 21st-century aesthetics.
On the ground floor, the Victorian charm is preserved, with two large interconnected reception rooms providing formal entertaining and living areas enhanced by Christopher Wray lighting solutions, matching fireplaces, and bespoke factory-built bookcases. The rear of these rooms offers a glimpse into the heart of the home, with views extending to the kitchen, basement, and the breathtaking garden.
The kitchen, fully appointed by Miele, features double-height refrigeration, a larder, freezer, dishwasher, two conventional ovens, induction hobs, and a high-volume island extractor. It also incorporates HD TV-cabling with surround sound and German-manufactured wet underfloor heating. Schuco sliding doors provide seamless access to the garden, while lighting is controlled via a Lutron system.
Descending from the kitchen, you enter a remarkable family room spanning over 44 feet, offering versatility and direct access to the garden. The entire basement benefits from wet underfloor heating, wide-board oak flooring, fully integrated HD TV-cabling with surround sound, and Lutron lighting. A study is situated adjacent to the family basement area, while the forward basement areas provide a living space for a nanny, featuring a large double bedroom with independent front door access, built-in wardrobes, and an en suite bathroom. The basement also houses the plant room and can be accessed via the main staircase in the hall.
The impressive 92′ garden can be accessed directly from both the kitchen and the family basement room, enhancing the property’s family appeal. The garden features a decked terrace leading to a long lawn area enclosed by Jackson “Jakcured” fencing, ensuring privacy and offering panoramic views of the sky and greenery.
The upper levels of Moran House continue to surprise with architectural finesse. Of the five bedrooms, the front and rear first-floor bedrooms feature en suite facilities, providing flexibility for guests or children. Two additional bedrooms share a remarkable family bathroom that incorporates clever and child-friendly design elements. An upstairs laundry room with a large porcelain Belfast sink and airing cupboards ensures convenience.
The pièce de résistance awaits on the top floor – a sumptuous and luxurious “penthouse” principal bedroom suite designed with the homeowner’s well-being in mind.
